Exceptional
Great central hotel
Great stay lovely staff, if offered get a room at the back as there is less traffic noise. Really central, a few minutes from Waverley station and princess street.

Could be a lovely hotel with a refurbishment.
Rooms are tired and in need of updating. Bathroom is small and not very clean. No plug in sink, no loo brush. Showers were cold every day. Room key was very temperamental, always took 2 attempts to get in! Not enough plug sockets (None near the bed) or hooks to hang coats etc. Beds were very comfy though. Breakfast was lovely and bar prices were reasonable. Dinner in hotel was nice too. Staff were friendly. Dreadful view of a brick wall from our room also.

We were only there for 2 nights but the staff were extremely friendly and helpful. The room was perfect for us and our 3 year old grandson

Great location but improvements needed
Location is excellent - right between the old town and new town. Check in was fine, knowledgeable staff. Rooms are basic and tired. Carpets in halls and rooms are filthy, inch of dust on skirting boards. Curtains old and unfashionable. Buffet breakfast was ok, for £11 each I have had better! Fine to use as a base to explore the city but improvements needed.
