About this apartment

Please make sure to read our listing and rules in full before you book. This is a one bedroom basement level guest suite that is best suited for a couple who is exploring the area and can sleep up to 4 guests total as it contains a fold out sofa and another sofa in the living room.

We live on the property upstairs and will most likely be home during your stay. We are a small family and enjoy opening up our downstairs space to respectful travelers.

The space

Enjoy our fully furnished downstairs suite complete with a bedroom, living room, bathroom and laundry room. Your entrance is located through our backyard. The downstairs suite features an 45 inch HDTV with an Apple TV and a SNES Classic game console. Bring your own logins for your favorite streaming services. This unit does not have a kitchen but features a kitchenette with a mini fridge, microwave, dinnerware and electric kettle. The bathroom features a built in space heater for comfort in the colder months. In addition to the queen size bed a fold out sleeper sofa, full size couch, and an armchair are available. Smoking is not permitted in or around the property. Early check ins and late check outs are not permitted. Please read all rules before booking. Smoking is not permitted anywhere on the property. The backyard is available as an entrance only for the backdoor to the guest suite and is not for hanging out.

Guest access

Entire downstairs suite is available to guests.. Upstairs interior is not available. This listing does not feature a kitchen. You must enter our backyard to enter the suite. Under no circumstances are guests allowed to enter our upstairs private area. The backyard is not available for guests except as an entrance to the downstairs guest suite.

The neighborhood

Located in the North Park hill neighborhood. Approximately 5 miles from the heart of downtown Denver. 2 miles from the Denver Zoo. Denver airport is approximately a 25-35 minute drive from our location.

Other things to note

We have a 9 year old Black Labrador dog you may see us interacting with in the backyard. He is a kind and youthful old boy :)

The downstairs guest suite is your private area. The upstairs is our private area. Do not attempt to enter our private area under any circumstances. You may see us taking care of our garden from time to time. We live above you in our private upstairs area. You will hear us from time to time. This is not a good fit if you need absolute quiet. We ask our guests to observe quiet hours from 11pm-6am to allow sleep for our infant. The breaker box is located in the guest suite. Be mindful not to plug in too many electrical devices which may cause electrical disruptions during your stay.

These rules are in place to protect our family, our property, and all of our Airbnb/Vrbo houseguests.

We require you to have a valid government issued ID in your Airbnb/Vrbo profile. You must have a profile photo that is you on your Airbnb/Vrbo profile (Not a cat, dog, cartoon, etc). We need to know who is entering our private property as we live here. We will not allow guests to check in unless the guest who made the booking has an verified ID attached to their profile. (You can do so at Unverified accounts will not be accepted.

When you send a reservation request before verifying your identity it blocks our calendar before and after your booking for disinfection. This is not fair to other guests attempting to book our space and it means you have not read our rules and will result in a prompt denial of your request. Additional guests must also add ID’s and have a verified profile. It is your responsibility to reach out to all members of your party and invite them to the booking as well as make sure they verify their identities in Airbnb’s system. No unregistered guests are allowed on the property for any reason. Minors must be accompanied by an adult at all times. The guest who made the booking must be staying on our property. The guest who made the booking will be the guest in which we communicate with through the Airbnb/Vrbo app. We expect good communication with the main guest who made the booking as we cannot communicate with additional guests due to the way bookings are set up. You must convey all house rules to your additional guests. Unverified guests will be treated as trespassers on our private property. If AirBnB/Vrbo is unable to verify a guest’s identity they will not be allowed on the property. Bookings made for others when you do not intend to stay on our property for the full length of the booking are prohibited by the Airbnb/Vrbo terms of service. We have a maximum guest capacity of 4. Having more than 4 individuals on our property at any time is a violation. Unregistered guests are not allowed. For example do not book for 1 and show up with 3 more people you did not communicate with us about. Guests not included in the booking are not allowed.

We control the air conditioning upstairs so please let us know if it is too hot or too cold for you and we will adjust the thermostat within reason.

Your private entrance is separated from our kitchen by an accordion partition. Do not tamper with or open the partition for any reason.

Do not park in our driveway. Do not park in front of the neighbors property to the left or right of us on our side of the street.

Quiet hours are from 11pm-6am.

Pets are not allowed.

Service animals are not allowed since they pose a safety challenge for the pets that already live on the property and cannot coexist within the shared space of the backyard. This stipulation is acceptable according to AirBnB/Vrbo terms regarding service animals.

No parties. No fireworks. No weapons are allowed on our property. Trash is to be deposited in proper trash receptacles in backyard and alley.

The upstairs area inside is off limits to guests.

Smoking inside will result in an extra $250 cleaning fee and immediate ejection from our property. Tampering with smoke or carbon monoxide detectors will also result in a $250 fine and ejection from our property.

We are not “420 friendly”. Do not bring or consume any federally illegal substances on our property. We are Coloradans and we know what cannabis smells like. Do not bring cannabis onto our property. Too many guests have attempted to circumvent this rule and we now have zero tolerance for it. We understand people like to visit and try the local goods however the flowers in Colorado carry a loud pungent smell. Simply opening a container of cannabis in the unit causes smells to travel through the vents into our children’s rooms. Keep it off the property.

If any rules are broken during your stay it it will

immediately result in a non refundable cancellation of your stay on our property. By booking with us you also agree to pay for any damages to our property or possessions incurred by you or your additional guests during your stay.

Failure to check out on time will result in an extra $45 cleaning fee since you will be costing us valuable time to disinfect for other guests. In addition to the $45 late check out time fee your will be charged for another night. The nightly rate varies so you will be charged the appropriate rate for that night and will still have to vacate our property immediately. Our check in time is 3pm or later. Check out time is 11am. WE REQUIRE YOU TO COMMUNICATE WITH US YOUR ESTIMATED CHECK IN TIME! Your private entrance is through the backyard and it disturbs our family to see and hear unknown persons coming in late at night.

If your stay is longer than 1 week you will need to coordinate with us so we can access the laundry in the downstairs unit. During this agreed upon time you will need to vacate the unit for a minimum of 3 hours so we can aerate the space and safely enter with masks on so we can do our laundry. By continuing to book you agree to this condition.

There is no kitchen access or upstairs access in the listing. There is a microwave, mini fridge, and various plates and silverware downstairs. We will not do dishes for you during your stay so you will need to be careful not to clog the downstairs bathroom sink. We don’t expect you to leave the dishes clean but if you use them please be careful. This is a refurbished basement guest suite and we live above you.

Often times you will automatically be preapproved to book because of the way our booking system works. If we sense that you are do not intend to cooperate with our rules your booking will be cancelled regardless of your booking approval status.

Parking is not allowed on our side of the street in front of our neighbors’ houses to the left and right of our property. This is extremely important. Parking is not allowed in our driveway.

COVID-19 UPDATE: due to short supply of toilet paper only 2 rolls will be provided. You are responsible for providing your own after that. Please do not book our space if you are experiencing sickness. Our family lives here and we will not put them at risk. If you are the type of person not taking the pandemic seriously as a health crisis you need to find other accommodations as we will not put our newborn baby at risk.

If you have been exposed to covid-19 within the last 14 days you must cancel your reservation. Do not book our space if you are experiencing sickness. We have a newborn baby and will protect her at all costs.

You will be responsible for starting a laundry load with your used linens at the end of your stay. You can choose either towels or beddings. (Pro tip: towels are easiest)

Guests who are not booked and registered on your reservation will not be allowed on the property. We need an identity verified Airbnb profile for each guest. You must invite each guest to your booking. Use Airbnb support information for procedures on how to do this if you are unsure. Minors do not have to verify identity but must be accompanied by a guardian for the duration of stay. Failure to divulge information of who will be staying with you or failure to verify identity of said guests will result in an cancellation of your stay which will be not be

refundable. Please communicate who you are bringing to our private property.

During this time we have enhanced our cleaning and disinfection routines between bookings to maximize safety for our guests and our family who live on the property. Our booking calendar is blocked for 2 days prior and after your booking to ensure proper disinfection. If you need to extend your stay please communicate with us so we can unblock dates to allow you to extend your stay.

If you see us on the property you are required to maintain a 6 foot distance when wearing a mask or a 12 foot distance when not wearing a mask. Masks are customary at this time in Denver and the law states that businesses will not allow entry without one.

Due to the changing nature of the current COVID-19 pandemic we expect full compliance from our guests. Anything less than full compliance will result in a cancellation of your stay. We usually do not have so many rules but since we are living in a time of a worldwide health crisis we need them to be followed. Most importantly: WASH YOUR HANDS IMMEDIATELY UPON ENTERING THE SUITE. SOAP IS PROVIDED. DO NOT APPROACH US WITHIN SIX FEET WHILE STAYING ON OUR PROPERTY.

Although this is a long set of rules it can be broken down into four things:

1) Let us know who you are bringing onto our property.

2) Clean up after yourself and stay sanitary. You don’t have to do dishes, but if you do please don’t clog the downstairs bathroom sink. We do ask you start a load of towels in the washer before checking out. Our leasing company gets the money you paid to stay here. We only see a portion of the cleaning fee and not even the full amount. Please help minimize our family’s contact with dirty surfaces during your stay. We take a risk cleaning up after strangers during the time of pandemic. We have a strict disinfection regiment to create a virus free space for you. The cleaning fee is the only money we see. The rest goes to our leasing company “Loftium” for whom we run the Airbnb for on our property. The cleaning fee is charged to clean and disinfect the space prior to your arrival. It is not a fee to clean up after you.

3)Be respectful as we live here.

4) Our leasing company controls the pricing of our listing. Please do not attempt to haggle with us over pricing.

This is not a hotel. This is our family home and we are opening it up to you. Failure to comply with any of our house rules can result in an immediate cancellation of your stay which will be non refundable. By booking you are agreeing to these conditions. We need our rules followed to guarantee the safety of our Airbnb guests and our family that lives on our private property. Most of our rules are in place due to poor Airbnb houseguests in the past. In other words please be respectful. You will find what is offered in our listing and rules is accurate and you will get what you pay for. Please keep in mind that if you choose to rate us poorly after your stay you are hurting our family and not airbnb or a poorly run hotel chain. We hope you have a 5 star stay!     No happy at all with our recent stay.

    This was the worst experience we have had In all of our VRBO bookings. The property is poorly maintained. The gate you have to use to access the backyard to enter the downstairs area was broken and didn’t open or shut well at all. The sidewalk to the downstairs entrance was overgrown with weeds and was poorly lit. We had to use our phone flashlights at night when we would come back from a day at the ballfield. Honestly, the yard needed to be mowed and weedeated when we got there and and of course, got worse throughout the week!! We were not comfortable at all with the plastic partition that the homeowners have hung to separate the guest space from their personal home. There was no way of knowing whether anyone entered our space during our week stay. The place was not very clean, hair in the bathroom floor, toothpaste splatter on counters as sink, and mold in the shower. There were also lots of personal toiletries is the bathroom, leaving little space for our things. The laundry room was an untidy mess as well. The ceilings in the space are very low in places, which I feel should be disclosed in description. The futon was terrible for my 2 daughters to sleep on!!!! They were miserable! When we arrived there was a pan full of seafood (looked to be from a shrimp boil) in the mini fridge. ***shellfish allergy🙋🏼‍♀️ The parking situation was a complete JOKE!!! I feel like when renting a space, you are also renting a place to park your vehicle. There were 2 different situations where we were forced to park across the street! Also, there was no way of adjusting the thermostat in the space. You would have to message the host through the VRBO app to ask that the thermostat be adjusted. Again, I feel like temperature control is also something that guests should have access to… Quiet time, per the host, is 11pm-6am, however we heard what sounded like furniture being moved until midnight or after almost every night we were there and were woke up, prior to 6am, by loud noises from upstairs. Overall, I feel like this place would be fine for the homeowners to use for their personal friends or family members to stay in, but feel that it has NO BUSINESS being listed on VRBO!!!!

    Wonderful stay

    This was a wonderful stay regarding space! It was very large and very well kept. The owners were easy to get in touch with and the location was perfect. The ONLY issue I would say would be the noise. It is disclosed in the house rules that it is not a quite stay and that if you’re looking for absolute quiet that it may not be best for you. That was my fault for not seeing it. It was very hard to get rest but again, that is disclosed in the property information. I did find a fan in the closet that helped some. I would def stay again just not for a business trip. The space was wonderful and had everything you need and more!
