Overall okay. slightly disappointed
Clean, comfortable bed. However, my room (No. 5) was quite noisy in the morning; one of the bay windows does not shut properly, which might have resulted in a cold room (even with the radiator on). I understand that B&B does not offer shampoo and shower gel. Yet I I do think the room should come with a bar of soap as a necessity.

The check-in process was NOT good. The email confirmation stated codes would be sent ahead of arrival. However, on arrival I realised they had not. In the blistering heat, with poor internet connection on a dying phone, I had to hunt for a phone number, left a voicemail and waited for approx 15 minutes to get my door codes.

Room and property decorated to good standard. Kitchen was a big bonus and back garden. Room spotless. Linen crisp white and soft. Plenty of towels. Suitably impressed for price and location. Only disappointment was the next door breakfast place Silvies was closed.

Sightseeing trip to Oxford
A perfectly adequate stay for a quick trip to Oxford, comfy bed and good linen, shower very compact and power not great. No kettle , cups or glasses in room however was a kitchen at bottom of house. Did have access issues as I didn’t receive the codes as apparently sent, suggest you check you have these 36hours before you arrive. I managed to park on-site but only 2 places for 8 rooms and very limited on street parking nearby.

The place has a lot of potential and it's mainly clean however our bathroom had mould in the shower and on the walls. Furthermore, there was not even hand soap. Other things were lacking or looked very cheap (e.g., the plastic hangers).

Very convenient for my needs - clean and pleasant room and en suite - on quite a busy road but noise not a problem if windows shut Communication about codes etc to get in was clear There was possibly room for 1 or maybe 2 cars to park in front of the building but space was small so I parked locally and walked to the place. Buses from town centre stop outside. Centre of Oxford is about 10/15 minutes walk away The only problem was that the room was really hot and there seemed to be no way to turn the heating down ! - and this was on all night so we had to sleep with the windows open Large clean kitchen downstairs for guests use Lovely coffee shop around the corner

For a group of students reuniting after many years, the accommodation was ideally suited. However, as there is no reception, access initially proved to be a problem. The owner forwards front door and room door access codes to providers when a room is booked. The problem is that Hotels.com don’t forward these to guests. So we had to contact the owner directly and she forwarded the codes directly to us. Just beware that unless Hotels fixes this, you will need to go through the same process as us.
