The hotel is newly built and clean. The staff mostly don't speak English or persian but there try hard to communicate and they are super respectful and nice we loved it. During our stay we had water and electricity outage, but they handled it very well with bringing water bottles frequently and turning on the electric generator.

1st time in Van

Our first time in Van was made amazing by our stay at Roccia Downtown Hotel! Booked it and didn't regret it for a second. The location was perfect - on a side road of one of the main streets, so easy to get to restaurants and shops. Our room was super clean and well-kept, and the amenities were top-notch. Loved that we got 2 bottles of water and tea/coffee replenished daily. Breakfast was absolutely delicious - so much variety! The staff were super helpful, and special shoutout to Nurullah at the reception - he was EXCEPTIONAL! From day one, he helped us book tours, spa treatments, and taxis. Only negative was that the spa wasn't operational yet, but Nurullah's service made up for it. I'd DEFINITELY recommend Roccia Downtown Hotel to anyone visiting Van!

Expectation didn't match reality

The hotel is newly built and actually not yet finished. Check in experience was poor, there are no European languages spoken at all and other languages are Turkish and Kurdish, all communications is via google translate. This was slow, tedious and inaccurate. Some of it felt that the staff were poorly trained. They wanted to keep our passports which is irregular and after much deliberation, they agreed to take a photocopy instead. There is no pool (though advertised) and fixtures and fittings poorly fitted in parts, for example the toilet seats are too small for the basin and crucially electrical sockets do not all function. The bathroom we found was not clean, and toilet paper only replaced if requested or empty roll left visible. We couldn't use any of our electrical appliances with the voltage adapter purchased for Turkey and the hotel did not have any to loan except for our mobile phone. The hotel staff offer to help arrange day trips to various places, this is with external contacts that the hotel staff accept payment for. This was the biggest hassle and turned out to be stressful, ruining our trip. We agreed the type of vehicle, places to visit and price with the hotel reception. Then only to get to places and have them add their cost of ticket entry on to ours, not a big deal until we realised they were taking photos of us and then ask for extra payment for places we agreed and then not take us. I can go on but there isn't space. Avoid!

I stayed 6 nights in a suite room. Spacious , functional and quiet. The receptionist Nurullah was extremely kind from the time of reservation and during the stay, providing information on restaurants, taxis etc. Other staff were helpful too. You feel at home here.

The room provided to my family was not the room I booked and paid for. I specifically selected a more expensive family room consisting of two separate bedrooms, but they were given a different, cheaper room type instead. When my sister raised the issue at reception, she was incorrectly told that this was the room booked. This amounts to a misrepresentation of the accommodation offered and paid for.

Not worth the extra money

Checkin was slow. No one can speak English even a little bit. Amazing at a so called 4 star hotel. The valet parking is difficult at best. We had to change our room because the shower didnt drain. The caulking around the shower cabinet leaked into the bathroom.

This place diesnt deserve 4 stars.

The breakfast on Sunday was cold. Cold soup. Cold eggs and French fries etc. We had a terrible night Saturday since they brought in a band and played really loud music until 1am. At no time did they tell us about this or we would have checked out and gonevdomewhere else for the night. I am not kidding, the music was rattling things in our room. The place needs some maintenance also. The bathroom door handle fell off and the shower caulking was bad so water leaked into the bathroom making it slippery and unsafe

Aslında otel çok iyi ve yeni olmasına rağmen banyolarda tadilat rötuşu yapmak gerekir ve en önemlisi: son katta eğlence salonu varmış gece saat 1 e kadar yüksek sesle eğlence müzik vardı , bizim odamiz 1. Katta idi , rahatsız ediciydi. (Odamızın penceresi kapalı alana bakıyordu. )
