This is a great place. If I ever return to Sienna I will try to stay here. I've stayed in Rome, Orvieto, Milan, a villa in Tuscany, Lake Como, Cinque Terra, Florence, Naples, Turin, Venice and Sienna. In my experience as an American you need to prepare for a smaller bed and a smaller shower. My room had a very comfortable king size bed and a Jacuzzi! We also had a balcony that was small but had fabulous views.
I've read the complaints about the stairs. While it is true that this is 4 stories up (which is why there are fabulous views) the very expensive Florence hotel we stayed in prior to coming here had steeper and more stairs. Its a manageable climb for most people. I say that as a person with a lower back injury which is why I so loved the Jacuzzi. Also, the hostess carried my wife's suitcase up the stairs for her. She offered to do the same form me. But I was able to do it on my own fairly easily.
Once we got up the stairs the hostess, made us espresso which was very good and showed us a map of the town with dinner recommendations. They were good recommendations and we ate well. I asked for a recommendation for a massage. She gave me the name of a place. But the Jacuzzi was more than enough.
They serve breakfast in the morning. I slept in and skipped it. My wife said the coffee was good. The breakfast was good but light. There is coffee, tea and cookies in the room.
By the way this place is 2 minute walk from the main piazza.
